MyApart is a SaaS platform that helps landlords manage apartments end-to-end — contracts, invoices, utility meters, maintenance, residents — while also acting as a two-sided rental marketplace that matches international renters (expats, digital nomads) with local properties. Local collaborators source and verify properties on the ground; AI automates the repetitive landlord workflows.
Problem
Vietnam's rental market is fragmented and informal. Landlords manage contracts, invoices, and maintenance manually via Zalo/spreadsheets. International renters (expats, digital nomads) cannot find verified, trustworthy apartments without going through overpriced brokers (3–5 million VND finder fee). There is no trusted platform that bridges both sides.
Solution
MyApart provides two layers: - Management SaaS — landlords manage their entire portfolio (contracts, e-invoices, meter OCR, repair tickets, resident communication) in one place with AI automation. - Rental Marketplace — renters post "Home Requests" (what they need, budget, move-in date); local collaborators source matching properties; MyApart handles the match. Landlords list for free — no commission, building trust as the platform's core differentiator.
Target market
Primary: Landlords and building managers in Vietnam with 1–50 units (currently Da Nang focus, expanding Asian). Secondary: Expats and digital nomads relocating to Da Nang/Hoi An — a fast-growing segment (~50,000+ expat community, with strong demand on nomad platforms like Nomad List).
Business model
SaaS subscription — landlords pay a monthly fee for the management platform (primary revenue). Value-added services — cleaning, repair, maintenance booked through the platform; MyApart takes a service margin (strategic primary revenue driver — not finder fees). Finder fee (light) — renter pays 1,500,000 VND ($60) on successful match, significantly below agency rates (~3,000,000 VND). Landlords are charged nothing, making acquisition frictionless. The marketplace is a funnel: landlords acquired through free listings are converted into paying SaaS customers.
